We offer free consultations, classes, and seminars to better support these agents including contract preparation and interpretation, strategy, legal advice, and administrative support. As an added benefit, we are also willing to offer free legal advice where necessary.

BUYERS

Our office is focused on helping Buyers close on their new property and offering free legal advice to them. With support from our underwriters and contacts throughout the community, we can facilitate and answer your questions from the beginning of contract negotiations to the final closing, and even after closing!

We will examine the title of the property, research and resolve open permits, verify association fees and issue an Owners Title Policy. We will act as the liaison between you and all other involved parties (Seller, Agent, Lender, etc.) and will be a valuable resource as you make decisions regarding your closing.

SELLERS & FOREIGN SELLERS

We aim to help Sellers at all points during the sales process. We encourage Sellers to contact us even prior to listing their property, but can also be a valuable partner during negotiations, contract drafting, permit searches and code enforcement issues, liens and mortgage payoffs, mandatory disclosures, and closing paperwork.

Additionally, we work closely with Sellers regarding their tax status, including both 1031 options and those who may not be U.S. citizens (FIRPTA). Donald K. Ross, Esq. has his Masters in Tax and has proven an incredibly valuable asset to these types of legal concerns.

FOR SALE BY OWNER

In the event you are working directly with a Buyer or Seller, and do not have the benefit of a Real Estate Agent, our Office can assist you in drafting a contract and compliance with all required disclosures. Though we cannot act to replace the role of the Agent, we can supplement and help improve dialogue between all Buyer and Seller and manage the closing process on their behalf.

LEGAL DOCUMENT PREPARATION

In the event you require our help changing the Title or Deed of your property, our Office can assist you in drafting the applicable documentation, coordinating the signing of that paperwork, and submitting it for recording.

In limited circumstances, we may also be able to draft a Power of Attorney or Affidavits regarding estate planning consultations or can provide a referral to someone that may be able to help.
